One Loveland Address, Three Different Deals

This week, buyers touring Homearama 2026 at The Estates at Bothe Farms are walking through show homes with five bedrooms, eight full baths, and a private guest suite reached by elevator. Every yard sign reads the same thing: Loveland, OH 45140. What the sign does not say is that the ground under those show homes sits in Hamilton Township, inside Warren County, and that the school district serving those addresses is Little Miami Local, not Loveland City Schools. A buyer who assumes the mailing address settles the question of schools, taxes, or even which county office will record the deed is working from an assumption the parcel record does not support.

That gap between what a listing says and what a parcel record says is the thing worth understanding before you compare two homes that both call themselves Loveland.

Why One City Has Three Answers to "What County Is This In"

Loveland is not unusual in a vague, small-town way. It is unusual in a specific, documented way: the city physically spans Hamilton, Clermont, and Warren counties, one of roughly 61 Ohio cities that cross a county line. Cross into the Hamilton County side of the same city, and the effective rate runs closer to 2.26 percent, with a median annual bill near $4,965.

Two homes listed at the same price, both addressed in Loveland, can carry annual tax bills that differ by well over a thousand dollars depending on which side of the river the parcel actually sits.

That is not a rounding difference. On a 30-year hold, it is a meaningful chunk of your total cost of ownership, and it is invisible on the listing sheet.

The School District Question the Address Can't Answer

Loveland City School District's boundaries cover roughly 15 to 16 square miles spread across all three counties, reaching into Symmes, Goshen, Hamilton, and Miami Townships. Within that same Hamilton Township, a parcel assigned to Little Miami Local School District carries a total tax rate of 74.73 mills. A parcel two roads over, assigned instead to Loveland City School District, carries a rate of 111.27 mills, close to half again as much, for two homes sitting in the identical township under the identical county government.
